One Homebuying Step You Don’t Want To Skip: Pre-Approval
There’s one essential step in the homebuying process you may not know a whole lot about and that’s pre-approval. Here’s a rundown of what it is and why it’s so important right now. What Is Pre-Approval?Pre-approval is like getting a green light from a lender. It lets you know how much they’re willing to let you borrow for a home. To determine that number, a lender looks at your financial history. According to Realtor.com, these are some of the documents a lender may ask you for during this process:W-2s from the last two yearsTax returns from the last two yearsPay stubs from the last 30 daysBank statements from the last 60 daysInvestment account statements (if applicable)Two years of history of where you’ve livedThe result? You’ll get a pre-approval letter showing what you can borrow. Keep in mind, that any changes in your finances can affect your pre-approval status. So, after you receive your letter, avoid switching jobs, applying for new credit cards or other loans, or taking out large sums of money from your savings. How It Helps You Determine Your Borrowing PowerThis year, home prices are expected to rise in most places and mortgage rates are still showing some volatility. So, since affordability is still tight, it’s a good idea to talk to a lender about your home loan options and how today’s changing mortgage rates will impact your future monthly payment. The pre-approval process is the perfect time for that. Because it determines the maximum amount you can borrow, pre-approval also helps you figure out your budget. You should use this information to tailor your home search to what you’re actually comfortable with as far as a monthly mortgage payment. That way, you don’t fall in love with a house that’s out of your comfort zone. How It Helps You Stand Out Once you find a home you want to put an offer on, pre-approval has another big perk. It not only makes your offer stronger, it shows sellers you’ve already undergone a credit and financial check. When a seller sees you as a serious buyer, they may be more attracted to your offer because it seems more likely to go through. As Greg McBride, Chief Financial Analyst at Bankrate, says:“Preapproval carries more weight because it means lenders have actually done more than a cursory review of your credit and your finances, but have instead reviewed your pay stubs, tax returns and bank statements. A preapproval means you’ve cleared the hurdles necessary to be approved for a mortgage up to a certain dollar amount.”Bottom LineIf you’re planning on buying a home, getting pre-approved for a mortgage should be one of the first things on your to-do list. Not only will it give you a better understanding of your borrowing power, it can put you in the best position possible to make a strong offer when you find a home you love. Read MoreThe Truth About Credit Scores and Buying a Home
Your credit score plays a big role in the homebuying process. It’s one of the key factors lenders look at to determine which loan options you qualify for and what your terms might be. But there’s a myth about credit scores that may be holding some buyers back. The Myth: You Need To Have Perfect CreditAccording to Fannie Mae, only 32% of potential homebuyers have a good idea of what credit score lenders actually require. That means two-thirds of buyers don’t actually know what lenders are looking for – and most overestimate the minimum credit score needed. The Reality: Perfect Isn’t NecessaryBut the truth is, you don’t need perfect credit to become a homeowner. To see the average score, by loan type, for recent homebuyers check out the graph below:There is no set cut-off score across the board. As FICO explains:“While many lenders use credit scores like FICO Scores to help them make lending decisions, each lender has its own strategy, including the level of risk it finds acceptable. There is no single “cutoff score” used by all lenders, and there are many additional factors that lenders may use . . .”So, even if your credit score isn’t as high as you’d like, you may still be able to get a home loan. Just know that, even though you don’t need perfect credit to buy a home, your score can have an impact on your loan options and the terms you’re able to get.Work with a trusted lender who can walk you through what you’d qualify for.Simple Tips To Improve Your Credit ScoreIf you want to open up your options a bit more after talking to a lender, here are a few tips from Experian and Freddie Mac that can help give your score a boost:1. Pay Your Bills on TimeThis includes everything from credit cards to utilities and other monthly payments. A track record of on-time payments shows lenders you’re responsible and reliable.2. Pay Down Outstanding DebtReducing your overall debt not only improves your credit utilization ratio (how much credit you’re using compared to your total limit) but also makes you a lower-risk borrower in the eyes of lenders. That makes them more likely to approve a loan with better terms.3. Hold Off on Applying for New CreditWhile opening new credit accounts might seem like a quick way to boost your score, too many applications in a short period can have the opposite effect. Focus on improving your existing accounts instead.Bottom LineYour credit score doesn’t have to be perfect to qualify for a home loan. The best way to know where you stand? Work with a trusted lender to explore your options.
Read MoreHow Much Home Equity Have You Gained? The Answer Might Surprise You
Have you ever stopped to think about how much wealth you’ve built up just from being a homeowner? As home values rise, so does your net worth. And, if you’ve been in your house for a few years (or longer), there’s a good chance you’re sitting on a pile of equity — maybe even more than you realize. What Is Home Equity?Home equity is the difference between what your house is worth and what you owe on your mortgage. For example, if your house is worth $500,000 and you still owe $200,000 on your home loan, you have $300,000 in equity. It’s essentially the wealth you’ve built through homeownership. Right now, homeowners across the country are seeing record amounts of equity.According to Intercontinental Exchange (ICE), the average homeowner with a mortgage has $319,000 in home equity. Why Have Homeowners Gained So Much Equity? The rise in home equity over the years can be credited to two key factors:1. Significant Home Price GrowthHome prices have climbed dramatically in recent years. In fact, according to the Federal Housing Finance Agency (FHFA), over the past five years, home prices nationwide have risen by 57.4% (see map below):This appreciation means your house is likely worth much more now than when you first bought it.2. Longer Tenure in HomesData from the National Association of Realtors (NAR) shows people are staying in their homes for a decade (see graph below):This increased tenure means homeowners benefit even more from home values growing over time. That’s because the longer someone has lived in their house, the more that home’s value has grown, which directly increases equity. And if you’re one of those people who’s been in their home for 10 years or more, know this – according to NAR:“Over the past decade, the typical homeowner has accumulated $201,600 in wealth solely from price appreciation.”The Benefits of Having Home EquityWhat does that mean for you? It means your house might be your biggest financial asset — and it could open up some exciting opportunities for your future. Let’s break it down.Moving to Your Next Home Your equity could help you cover the down payment for your next home. In some cases, it might even mean you can buy your next house all cash.Financing Home ImprovementsThinking about upgrading your kitchen, adding a home office, or tackling other projects? Your equity can provide the funds to make those improvements happen, increasing your home’s value and making it more enjoyable to live in too.Getting a Business GoingIf you’ve been dreaming about starting your own business, your equity could be the kickstart you need. Whether it’s for startup costs, equipment, or marketing, leveraging your home’s value can help bring your entrepreneurial goals to life.Bottom LineWhether you’re thinking about selling, upgrading, or simply want to understand your options, your home equity is a powerful resource. If you’re wondering how much equity you’ve built or how you can use it to meet your goals, connect with a local real estate agent to explore the possibilities.

Read MoreWhat To Save for When Buying a Home
Knowing what to budget for when buying a home may feel intimidating — but it doesn’t have to be. By understanding the costs you may encounter upfront, you can take control of the process. Here are just a few things experts say you should be thinking about as you plan ahead.1. Down PaymentSaving for your down payment is likely top of mind. But how much do you really need? A common misconception is that you have to put down 20% of the purchase price. But that’s not necessarily the case. Unless it’s specified by your loan type or lender, you don’t have to. There are some home loan options that require as little as 3.5% or even 0% down. An article from The Mortgage Reports explains:"The amount you need to put down will depend on a variety of factors, including the loan type and your financial goals. If you don’t have a large down payment saved up, don’t worry—there are plenty of options available . . ."A trusted lender will go over the various loan types with you, any down payment requirements on those, and down payment assistance programs you may qualify for. The more you know ahead of time, the easier the process will be. And the key to getting the information you need is working with a pro to see what’ll work best for your situation.2. Closing CostsMake sure you also budget for closing costs, which are a collection of fees and payments made to the various parties involved in your transaction. Bankrate explains:“Mortgage closing costs are the fees associated with buying a home that you must pay on closing day. Closing costs typically range from 2 to 5 percent of the total loan amount, and they include fees for the appraisal, title insurance and origination and underwriting of the loan.”When it comes to closing costs, a trusted lender can guide you through specifics and answer any questions you may have. They can also give you a better idea of how much you should be prepared to pay so you can cruise through your closing with confidence. And as you plan ahead for closing day, be sure to budget for your real estate agent's professional service fee too, in case the seller doesn't cover it. But don’t worry, you’ll work with your agent ahead of time to agree on what this is, so you won't be surprised at the finish line.3. Earnest Money DepositAnd if you want to cover all your bases, you can also consider saving for an earnest money deposit (EMD). According to Realtor.com, an EMD is typically between 1% and 2% of the total home price and is money you pay as a show of good faith when you make an offer on a house. But, it’s not an added expense. Instead, it works like a credit and goes toward some of your upfront costs. You’re simply using some of the money you’ve already saved for your purchase to show the seller you’re committed and serious about buying their house. Realtor.com describes how it works as part of your sale:“It tells the real estate seller you’re in earnest as a buyer . . . Assuming that all goes well and the buyer’s good-faith offer is accepted by the seller, the earnest money funds go toward the down payment and closing costs. In effect, earnest money is just paying more of the down payment and closing costs upfront.”Keep in mind, this isn’t required, and it doesn’t guarantee your offer will be accepted. It’s important to work with a real estate advisor to understand what’s best for your situation and any specific requirements in your local area. They’ll advise you on what moves you should make so you can make the best possible decisions throughout the buying process.Bottom LineThe key to a successful homebuying savings strategy? Being informed about what you need to save for. Because, when you understand what to expect, you can plan ahead. With an expert agent and a trusted lender, you’ll have the information you need to move forward with confidence.

- Diane ReeveAbsolutely the best! We were referred to Heather Witte, of the Witte Group, to list our home in Cedar Park, TX. From the moment Heather came into our home and met with us, we knew that this was the realtor for us! Heather is professional, prepared, experienced (and it immediately shows), extremely detailed and has an unbelievable knowledge of the market conditions. She is an authentic human being and truly cares about her clients! We ended up selling our home to a buyer that came to view the house at an open house that Heather conducted, the first day on the market! There are not enough words to describe how wonderful our experience was from the beginning through closing with Heather! She is the first and only person that we will contact when we need to sell or purchase another home!
- Lynn SkyIf I could give Heather 10 stars I would and she would deserve every single one. So fortunate to have found her! I bought my first condo with her as my realtor in 2013 and my second with her in 2024. Both times she had my back. Both developed a complicated event that can often appear during a closing - one had a last-minute assessment from the association, and the other a low appraisal but with her expertise in negotiations she solved each one far beyond my expectations. She’s so knowledgeable in every aspect needed for a successful closing plus has great recommendations for important needs during and after the closing. I can’t emphasize enough how much I would recommend Heather Witte for buyers who need someone they can trust to know the ends and outs of everything needed in buying a home and to see it through successfully. She will make it work for you.

- Shirley LinI feel incredibly lucky to have met Heather. She originally leased her house to us and has offered her realty services if we were ever ready to buy a home. After we fell in love with the neighborhood we were renting in, she helped us find our dream home. She is incredibly knowledgeable about the area, and was always honest about her opinions about every house we viewed without being pushy about making a decision on which homes to make an offer on. We've learned so much from working with her. She is always quick to respond when we had questions. She held our hands through every process and was always 10 steps ahead throughout. She is also a wealth of resources for loan officers, contractors, and other services. She never promoted or was biased with any connections and always offered a list of well recommended resources for us to research and select on our own. We purchased our house during the stay-at-home-order and Heather helped us get to the closing while easing so much of our anxieties during this time. Heather is truly a hidden gem and I would recommend her to anyone looking to buy in the Greater Austin area. I consider her a friend and the most qualified professional.

- Cheryl LawGreat Broker smooth sale and effective realtor
- Berta PerkinsHeather has lots of years of experience as an Associate Broker and we had an excellent result selling our house in Austin TX
- Jan RigsbyI had 3 rental properties in Austin and wanted to sell one of them. Heather and I were in touch for over 1 year, monitoring the market, until one of them went vacant. She's knowledgeable, education-forward, and she cares about the client's results and satisfaction with the process. Heather does a great job of staying on top of market data which allows her to be in tune with providing appropriate suggestions to buyers and sellers based on their needs. It's critical to know what state the market is in in real-time (seller friendly? buyer friendly? balanced) and that happens to be one of Heather's strong suits. I have no hesitation making introductions to anyone I know moving Heather's way!
- Casey DeWeesHeather Witte of the Witte Group absolutely saved our sanity when she helped us sell our house in Cedar Park several years ago. We had listed our house originally with another agent and our house sat on the market for almost 9 months. It had a lot of showings but no offers, and the other agent's only trick was to keep lowering the asking price. We had a newborn baby and dogs, so keeping the house show-ready and getting everyone packed up to show the house all the time was very stressful. We were at our breaking point when we finally decided to take our listing down. But then Heather came in and told us some things to do and she brought in a professional stager and a photographer, and it sold for several thousand over our original asking just a day or two after our listing went live with her. Heather is easy to work with and straight-forward, and she never tried to BS us or to just tell us what we wanted to hear, which I greatly appreciated. We would both highly recommend Heather to anyone buying or selling
- Vladimir KargovI applied for one of their listings on Go4Rent and after several days of waiting got a reply that the place had already been rented before I even submitted my application. I was then suggested their services in finding other options. I don't understand why the listing wasn't removed if the place had already been rented. I consider this to be a bait and switch tactic.
- A_V_Heather is a superb realtor! She knows how to do it all - from scoping the right areas/properties to coordinating a smooth closing process among all the key players (inspection, title, lender, seller's realtor, etc.). - sullivankathy6000I want to give a big shout out for Heather Witt and her expertise as a realtor. The Witte group is amazing! Not only is Heather friendly and easy to reach any time, she is smart, very detailed oriented and easy to understand in regards to sales and purchase and Texas Law. Heather will go above and beyond to meet your needs with clear and factual advice. Heather connected me to an amazing Title company and assisted with my finance of the home I chose in Lago Vista Texas. After this purchase Heather also assisted me with 2 separate land purchases that has essentially kept my home in Lago private and enhanced the worth of my main home property. Heather really cares about her clients and I would not go to another realtor here in Texas.
- BrandyConway3If you're looking for a realtor who really knows the market and listens to what you're looking for, then look no further than Heather Witte, with the Witte Group. We were first-time homeowners with no real idea of what we were doing. Heather helped us through every step of the home purchasing process. Fast forward 9 years and when we got ready to sell our first home we didn't think twice about who our realtor would be. We were in a fast sell situation as I was scheduled to move for a new job out of state. Again, Heather was there through every step of the process. She helped guide us on how to best stage our home, she connected us with a realtor to where we were moving, and she negotiated offers to help make sure we got the best deal possible. Heather is amazing and you won't regret working with her!
- ryanprice22Heather got us through a really tough year; she was our rock. We decided to have our new home built and unfortunately, we faced problem after problem with our builder. (From forgotten building permits, delayed building supplies and subpar workmanship.) Heather helped us navigate every step of the way. She had our back on every issue we faced. Heather’s skill set, knowledge and communication skills were key to getting us into our home. Heather went above and beyond for us, we are so glad we found her!
- Josh SpitzerHeather did a great job finding us a rent home. She is very responsive and knowledgeable. She was able to make deals with landlords and offer us below asking price on a few houses we were looking at. Overall, I was very impressed with the service she provided and will definitely recommend her.
- Katie BHeather is dedicated to not only finding her clients the best home but guiding them through the entire process from start to finish. My fiancé and I were looking to rent a home and could not have stumbled upon a better realtor. Heather took time to show us 5+ homes available to rent that were within our price range and even worked to negotiate different aspects with the listing agents. After deciding on the perfect home for us, Heather helped us understand the application process, and vouched for us when we had questions and concerns. She checked in on us and ensured that we had everything squared away leading up to our move-in date. I could not recommend Heather enough if you are looking to buy or rent in the Austin area.

- Rick GillRecently, we wanted to sell our home in Georgetown, TX. We thought that we had a unique set of issues that would need to be addressed and wanted a real estate agent that would be able to address those issues. As it turned out, our issues of concern were easily resolved. However, during the closing process, Heather rose to resolve challenges that were not resolved by the buyers or buyer’s agent. Heather was very resourceful in resolving those challenges. The buyers should have fired their agent and compensated Heather for her diligent in completing the contract with only a very minor delay in closing. I would recommend Heather Witte with Witte Group @ eXp Reality for her market knowledge, expertise and professionalism.

- Barbara LoeblHeather listed my home at the market value and moved to make the listing stand out and bring the buyers to the property by showing the many advantages of my home and the location the area offers.
- Mark GardnerHeather has help me with the sale of two homes, and the purchase of another. She's amazing. Her experience, expertise, knowledge of the market, and judgement are spot on. Both sales returned better than expected results, and when I was looking for a home she found me exactly what I was looking for. I trust her and value her guidance and counsel throughout the process. I can't recommend her highly enough.
- Theresa HaglerHeather sold our Condo, found our new house, then helped us sell our new house, so we could move to our land in the country. We completely relied on her for her expertise, extensive knowledge base, and her years of experience. She's our goto!!!
- gardnermpI've worked with Heather on one purchase and two sales. Her experience, professionalism, and negotiation capabilities are top notch. Following her advice both sales resulted in better than expected returns. The purchase resulted in a house I still regret selling (she found exactly what I was looking for and we negotiated a great price for it.) I trust her implicitly and have no reservations about recommending her to anyone looking to buy or sell a home. She will give you direct, honest, and valuable advice throughout the process.
